Here are the Calgary Real Estate MLS Statistics for the month of August, 2010 as compiled by the Calgary Real Estate Board.

Sales continued to trend lower than in the month of July. Traditionally sales moderate over the summer season when families are taking vacations and taking  advantage of the little nice weather that we get. Speaking of nice weather the activity on our Phoenix Real Estate website has dramatically increased now that fall weather is here (over 1100 visits in the last 4 weeks) and Canadians are cashing in on home equity to purchase a vacation home in the Greater Phoenix area in droves.

The decline in the Calgary market is more than we usually experience and it seems to be happening yet again that Albertans are nervous about their economic future. The media certainly doesn’t help to make anyone feel any better about their situation and unfortunately when the media contributes to people feeling this way and consumers stop consuming, then our economy takes a negative hit by slowing or even stagnating. It would be nice if the news people could make an announcement that it’s ok to get on with our lives again!! Pent up demand always seems to kick things back in to gear when coupled with people realizing after a while that the sky isn’t falling….

“Calgary’s housing market has been undergoing a measured correction over the past 4 to 5 months. Sales are trending lower as a result of a decrease in first time home buyers entering the market and a decline in pent up demand following a strong post-recession recovery,” says Diane Scott, president of CREB®.

Average price of a single family home was $445617 which represents a 4% decrease from July 2010 and a 2% decrease from August 2009. Condos, on the other hand showed a 2% decrease from July, 2010 at $286384 but a 1% increase from August 2009.

“A slower than anticipated pace of mortgage rate hikes and continued improvements in employment are more likely to bring stability rather than volatility into Calgary’s housing market as we move into 2011, ” adds Scott.
